“Understanding your rental rights before the next hurricane hits Florida,” WESH 2

June 18, 2025

Paul Ferreira, managing attorney of the Disaster Legal Services Unit, was interviewed by WESH 2 on June 18, 2025, outlining rental rights and who is responsible when damages occur following a hurricane or natural disaster according to current Florida landlord-tenant laws.

Ferreira walked viewers through these laws and who is protected based on the type of land or rental property they have.

“Generally speaking, the tenant is always responsible for damages the tenant causes, but in this context, if damages are caused by a storm or a natural disaster it is the landlord’s responsibility to repair those damages,” explained Ferreira.

When asked what insurance covers for the renters, Ferreira mentioned it depends on the type of insurance the community members have and discussed the benefits of renters insurance.
